Detail by detail, piece by piece, corner by corner, room by room. Every home has a series of characteristics that set it apart from others: from traditional to more modern, full of right angles or made up of curvy, sinuous lines. At Inkub, we pay meticulous attention to each home and to every detail in order to bring it into line with a specific style: serious, austere, elegant, cutting-edge, cute...

The following are the technical specifications and standard finishes for each Homz. What will the living room be like? And the kitchen? What kind of faucets will be installed in the bathroom? Are the doors made of hardwood? We start with the most important part, the structure, and then check off every detail of each home one by one, even down to the doorknobs.


The construction of INKUB Homz dwellings makes use of a mixed structure system in which the combination of steel, wood and boards are joined together to form a structure made up of:

  • A horizontal, insulated, sealed base for the modules.
  • Insulated structural walls, exterior walls and interior dividing walls.
  • Insulated structural slabs, inclined for roofs.
  • Weatherproofed exteriors.



Structural walls

All of the walls act as load-bearing walls.


The phenolic plywood boards and panels used in the manufacture of the home comply with European quality standards.

The drywall and cellulose fibre panels are in keeping with construction standards in terms of stability, fire protection and noise reduction, in addition to

complying with the Spanish building code (CTE).
All exterior wood is subjected to the application of a protective wood treatment to prevent the appearance of mildew, termites, and blue stain fungus in addition to effectively protecting the wood from inclement weather and potentially damaging UV rays, which is required under current legislation.

The open-pore technology and water-repellent action of the treatment regulates humidity and the natural expansion and retraction of the wood.

Structural wood, duly certified and protected in accordance with current legislation, is used for the internal construction of the walls and boards.

EPS panels with high-density graphite particles, in addition to complying with current legislation, act as a great insulating factor for the modules, far surpassing the minimum required by building codes.
The ceramic flat coatings and single-layer projections are positions with high-quality, extra adhesive paste.

Solvent-free, two-component polyurethane adhesives are used which are highly resistant to peeling, cracking, and fire.

The roofing waterproofing system uses bituminous sheeting, and both the installation as well as the product itself are in full compliance with current regulation.


Installation of concrete foundation 50x50 cm pieces of HA-25/B/20/lla with 10 mm and 6 mm corrugated rebar stirrups.

Supporting perimeter walls made of precast 20x20x40 cm concrete blocks.

Installation of central blocks as supports for placing beams.

Placement and provision of IPN 120 beams of A-42b laminated steel joined together using basic arc welding.




Base platform:

  • Perimeter of modules and crossbeams subjected to surface treatment process.
  • Rectangular steel structural elements provide excellent strength, with anti-corrosion treatment, especially important when the moduHighly durable phenolic plywood panels which provide excellent acoustic insulation, sealed and insulated on the bottom.
  • Premium porcelain flooring or AC5 synthetic parquet installed with highly durable, top quality materials.
  • Flooring has greater proportional durability per m2 than those used in traditional buildings.

Exterior cladding panels:

  • Phenolic plywood board on the exterior which provides increased structural strength and impact resistance.
  • Fireproof and waterproof fibre-plaster boards on the interior. The main difference between this material and other materials is that besides being fire-resistant and water-repellent, these are highly impact resistant.
  • Structural pine for frames with protective treatment.
  • All wood used in Inkub modules is given a fungicide immersion treatment.
  • EPS insulation with graphite particles in high-density rigid boards, vacuum packed on boards with high-quality phenolic adhesives.
  • Frame with insulation which provides a structural function while eliminating the therExterior and interior expansion joints treated with fibreglass mesh.
  • Resin treatment also applied in interior areas to prevent structural cracks.
  • Special plastering for single-layer mortar spraying, done in 3 phases/tiles with porcelain coating, large pieces.
  • Five-layer acrylic paint on the interior: plastering, high-quality sealing primer and paint, acrylic finish, and plastic finish. This five-step procedure not only prevents moisture, but also allows the walls to be washed with soap and water.
  • Tiling all the way up to the ceiling, ceramic tiled bathrooms and kitchen.
  • Porcelain skirting, lacquered MDF or veneer.
  • The main difference between these partitions and existing ones on the market is the way they are manufactured: when they are subjected to the pressing and heat fusion process, all of the elements come together to form a solid piece which offers structural strength and seamless insulation to provide maximum efficiency by eliminating thermal bridges.

Interior partition panels:

  • Fireproof and waterproof fibre-plaster boards on both sides.
  • Structural pine for frames with protective treatment.
  • EPS insulation with graphite particles in high-density rigid boards, vacuum packed on boards with high-quality phenolic adhesives.
  • Exterior and interior expansion joints treated with fibreglass mesh.
  • Five-layer acrylic paint on the interior: plastering, high-quality sealing primer and paint, acrylic finish, and plastic finish. This five-step procedure not only prevents moisture, but also allows the walls to be washed with soap and water.
  • Tiling all the way up to the ceiling, ceramic tiled bathrooms and kitchen.
  • Porcelain skirting, lacquered MDF or veneer.
  • Interior walls have the same characteristics as the exterior walls, since the manufacturing process is the same (pressed and thermo-fused), which offers more space and greater thermal and acoustic insulation between the units.

Roof module. Ceiling panel:

  • Panel of fireproof board and waterproof fibre-plaster, structural grade pine framing, with protective treatment, EPS insulation with graphite particles in the form of high-density rigid boards and MDF on top, all glued together in a vacuum press using high-quality phenolic adhesives.
  • Treatment for interior expansion joints.
  • Five-layer acrylic paint on the interior: plastering, high-quality sealing primer and paint, acrylic finish, and plastic finish. This five-step procedure not only prevents moisture, but also allows the walls to be washed with soap and water.
  • As in the previous cases, the ceiling slabs combined with the walls form a compact structure with excellent insulation and strength. The manufacturing process for these is the same.


  • EPDM laminate with roofing sealant on top and protected and sealed sides and top.
  • These elements are completely sealed, fully blocking the entry of water. They are is also lightweight and do not collapse.


Interior doors:

  • Pine or DM veneer frameworks with protective treatment and a lacquer finish.
  • MDF or pine doors, in standard shape flat sheets with lacquer finish, hinges, handles with plaques and latches.


Exterior doors:

  • Tropical wood exterior doors with horizontal panelling.
  • Safety locks with 3 point safety hinges.
  • Garage door: Motorised sectional door, same colour as the house’s main entrance.


  • High-quality maintenance cost free windows, aluminium framing, 52 mm depth.
  • Top-level thermal insulation properties in the standard version.
  • Thickness of standard windows 4/16/4, with light control.
  • Sound insulation up to 46 dB.
  • Exceptional permeability, water-tightness, and wind resistance values.
  • Great energy savings.
  • Highly resistant to atmospheric, biological, and chemical agents.
  • Low maintenance and easy cleaning.
  • Flame retardant, self-extinguishing.



Kitchen furniture:

  • For the kitchen, appliance cabinets will be provided for the sink and the stovetop as well as several other cabinets based on the layout, all made of laminated boards with post-formed doors.
  • Countertop made of compacted quartz or Techlam porcelain.
  • Stainless steel sinks and mono-lever faucets, glass ceramic hobs and extractor hood.
  • Hood with auto-filters.

  • Low-cistern toilet.
  • Shower basin.
  • Glass partition on bearings.
  • Chrome single-handle taps.
  • Large mirror.


Plumbing system:

Plumbing and sanitation system will be installed according to regulation. The plumbing system is designed with polybutylene piping (PB). Sanitation piping comes in two formats: a 90 mm PVC for the toilet outlet, and 40 mm piping in the remaining areas.


Plumbing fixtures will be of PB or brass, depending on the application. Teflon will be used on all threaded metal joints, with metal clamps and 15 mm Fischer screws to attach tubing.

Hot and cold water pipes will be separate, using the shortest and straightest design possible, with a minimum slope of 1% in horizontal sections in the direction of circulation.


Air conditioning system:

The installation of the air conditioning system climate is based on two key factors: the location, i.e. the implications of the climate where the modules are to be are located, and specific client requests and needs (preferred system, estimated consumption, type of home: 1st, 2nd, etc.).

Inkub can provide any type of air conditioning system, always in accordance with regulatory and environmental standards.

Electrical system:

This will be provided with embedded polyamide corrugated tubing, conduit boxes, and recessed connections. The sections are those indicated according to low-tension regulation for each circuit, and for a basic level of electrical power.


  • C1 Lighting
  • C2 Outlets for general use
  • C3 Kitchen and stove
  • C4 Washing machine, dishwasher, and electric water heater
  • C5 Bathrooms and kitchen wash room

The primary power connection will be through a single point on the lower part of the module which will lead directly to the main junction box. The diameter of wire used will be 10mm, for phase, neutral, and ground.

A general junction box will be provided for interior circuit breakers, overload protection and the main circuit breaker. Manually operated thermo-magnetic breakers with two-pole 230V and 25A/30mA differentials. Two poles and box of type Miel or similar.

The type of conduits for the system will be electrical wire with insulation for phase, neutral, and earth wiring. Phase wires will be black, neutral wires will be blue, and earth wires will be green-yellow. The diameter of lighting conduits will be 1.5 mm2 and 2.5 mm2 for power outlets.

Outlets in the living-dining room and bedrooms will be installed at approximately 0.50 m. In the rest of the unit and in the kitchen they will be at 1.25 m. A complete grounding system will be installed using 35mm2 conduit, which will connect to all metal elements in the system.

In any case the electrical system will be in compliance with low-voltage electro-technical regulations in accordance with Royal Decree 842/2002 of 2 August 2002.

Inkub’s Homz meet the requirements of regulations which ensure that buildings are able to meet the structural demands posed by common events and influences to which these may be subjected during their construction and intended use.

Compliance with these requirements ensures that the building and its components will remain free from damage originating from or involving elements such as the foundations, beams, columns, floors, walls and other structural elements which could compromise strength or stability, or the appearance of inadmissible deformations in the structure.


Inkub’s Homz meet requirements for regulations established in the Basic Fire Safety Document (DB-SI) on reducing risks of accidental fires; the modules can be evacuated with maximum safety, and the spread of fire is limited within the construction itself.


Inkub’s Homz meet requirements of the Basic Usage Safety Document (DB-SU) on the layout of spaces and fixed and mobile elements installed in buildings to ensure that they can be used for their intended purposes with minimal accident risk.




INKUB’S Homz are adapted to the Spanish Building Code’s (NBE) regulations regarding water systems in the areas of hygiene, health, and protection of the environment. Compliance with these requirements ensures satisfactory sanitation and watertightness inside the home while not harming the environment in the immediate area and properly managing waste water.


INKUB’S Homz meet the Spanish Building Code’s regulations on acoustic conditions (NBE-CA). Noise emitted or perceived does not represent a risk to the health of people, and allows them to carry out activities normally. All Inkub Homz construction elements have optimum sound insulation for the intended use of the rooms and their delimited areas.


Inkub Homz are constructed in accordance with the provisions of the Spanish Basic Document on Energy Savings to ensuring rational use of energy required to use and enjoy the property. All buildings also comply with UNE in ISO 13370: 1999 “Thermal performance of buildings − Heat transfer via the ground − Calculation methods”.



INKUB’S Homz are well-insulated to limit the use of energy required to achieve optimal temperature and comfort in accordance with factors such as the climate of the area, the intended use of the home, and the length of the summer and winter periods. INKUB‘s industrialised manufacturing system is especially meticulous in the treatment of thermal bridges in order to limit the maximum gain or loss of heat.


Thanks to INKUB’S experience in modular industrial building construction, Inkub today boasts a Research, Development and Innovation Department which is able to find construction solutions to provide large advantages in user comfort while offering optimal strength and durability.

This research has led to the creation of a construction system with amazing results, FORPANEL. Our structures have a compressive strength to weight ratio 2 times higher than conventional construction systems.

To verify this, CEIS Laboratory, Centre for Testing, Innovation, and Services, analysed the bending, compression, and heat resistance behaviour of our panels.

Buildings to last a lifetime

  • Our modular, wooden, pre-fabricated buildings have a compressive strength to weight ratio 2 times higher than that of conventional construction.
  • All of the unit’s partitions act as load bearing walls, distributing the weight over all of the modules, which form a compact block.
  • Modules can be built on two points and remain undeformable.
  • In addition, the exterior walls have an impact strength of over 5,000 kg per m2.

Welcome to comfort

A large part of our building system is oriented towards achieving optimal insulation. Thanks to our construction system, this insulation is part of the structure itself, surpassing regulatory requirements in this area. The materials employed such as wood, cellulose-fibre panels, and drywall, also have low thermal conductivity which provides greater insulating power.

Thanks to this insulation system, INKUB can guarantee energy savings in your home. All projects are in full compliance with the current Technical Building Code (CTE).

Safe homes

Our modular, prefabricated buildings are highly resistant to external agents.

  • Exterior and interior materials have the highest fire resistance rating (M-0).
  • We meet RF60 rating requirements, while the CTE only requires RF30 rating.
  • Materials used in all areas of the building system are also water-repellent to help prevent moisture problems.
  • The approximate weight of the house is 30 tons per 100 m2, providing excellent resistance to extreme wind conditions.
  • This is more than 3 times the minimum required by the CTE (depending on geographical area).
  • All wood is treated with fungicides specifically designed to combat external parasites.
